Limestone bedrock at about 20 inches across the entire back property line. Our contractors brought a rock auger and adjusted the post depth to 24 inches with mechanical anchors instead of the standard 30-inch set in soil. The HOA had no objection once the rock conditions were documented in the submittal.

How it finished

Three-day install. Added a half-day for rock work but kept the fence line in the planned location. New construction lots in Canebrake almost all need rock work.

Holland East has no HOA, but the homeowner's back neighbor had a 4ft chain link fence the homeowner wanted to butt against. Our contractors set the new fence 6 inches inside the property pin (per the survey) so the existing chain link stays untouched and the new fence reads cleanly from the homeowner's side.

Two-day install. Permit was straightforward at this height. Neighbor stopped by during the install to check the property line — confirmed the survey pin location.

Newer subdivision with HOA that mandates white vinyl on front-facing side runs. Homeowner preferred wood but covenants prohibit it on visible sides. Our contractors used vinyl on the road side (covenant-required) and proposed shadowbox wood on the back yard. ARC approved the mixed approach.

How it finished

Two-and-a-half-day install. Vinyl posts set 32 inches deep (deeper than wood) for wind load. Mixed-material transition post became a small feature.
